Hotel Zone Vacation Rentals

The Hotel Zone in Puerto Vallarta is where our beachfront condos are. Grand Venetian and Harbor 171 both sit directly on the sand north of downtown, with beachfront infinity pools, gated security and ocean-view balconies where guests can watch whales in winter. We manage about 20 condos in the Hotel Zone, most of them welcoming children, with downtown and the Romantic Zone a short taxi or bus ride away. Staying in Puerto Vallarta's Hotel Zone

The Hotel Zone runs along the bay north of downtown, between downtown and Marina Vallarta, along Boulevard Francisco Medina Ascencio. It is lined with hotels and condo towers, and its appeal is simple: the beach is right outside the door.

Our Hotel Zone condos are beachfront condos in Puerto Vallarta's resort row that give you what the resorts do not: a full kitchen, separate bedrooms and a living room, with resort-style pools on the sand. And our team meets you at the building.

Hotel Zone beaches

The Hotel Zone's beaches run north to south: Playa de Oro, Playa Los Tules and Playa Las Glorias. Playa Camarones sits between the Hotel Zone and downtown, within walking distance of the Malecón and a good spot for sunset.

For the Romantic Zone's livelier Los Muertos and the coves south of town, see our guide to the Puerto Vallarta beaches.

Getting around

The Hotel Zone is closer to the airport than the Romantic Zone: about 10 to 15 minutes by taxi from Grand Venetian and about 15 minutes from Harbor 171. Downtown and the Romantic Zone are about 10 minutes away by taxi or by the local bus that runs along the boulevard; from Harbor 171 the bus stop is a block away, and the Malecón is about a 25-minute walk.

Grand Venetian is next to La Isla Shopping Village, and Walmart, Costco and Soriana are within walking distance, which makes stocking a kitchen for a week easy. If you are here in late November, those stores are where you shop for cooking Thanksgiving dinner in your condo.

Who the Hotel Zone suits

  • Families, since both of our buildings welcome children in most or all of our condos, and Harbor 171 has a wading pool for kids.
  • Beach lovers who want the sand outside the door.
  • Whale watchers in winter, who can spot whales from the balcony when they are in the bay.
  • Longer stays, with a full kitchen.
  • You might prefer the Romantic Zone if you want to walk to restaurants and nightlife, or Amapas and Conchas Chinas if you want a quiet hillside with views.

Two honest notes: neither building allows visitors, and a beach club near Grand Venetian plays music on weekends, usually from about 1pm to 9pm. For a comparison of all our areas, see our guide on where to stay in Puerto Vallarta.

Our beachfront buildings

Grand Venetian, at Boulevard Francisco Medina Ascencio 2477, is a gated beachfront complex with direct beach access, five pools including two beachfront infinity pools, hot tubs, an on-site restaurant that serves the pool areas, a gym, tennis courts, a game room and a small movie theater, with 24/7 security and underground parking. We manage 12 condos here.

Harbor 171, at Febronio Uribe 171 and marketed as Harbor 171 Ocean Front Residences, is a gated beachfront building with direct beach access, two beachfront infinity pools, a lap pool, a wading pool for children, a jacuzzi, a gym, parking and 24/7 security. We manage 6 condos here. The last stretch of road to the building is unpaved.

Inland from the Hotel Zone, in Versalles, Roma Encore has a rooftop infinity pool and a children's pool, and is a short ride from Playa Camarones and Las Glorias. We also manage a few condos in other Hotel Zone buildings.
